Estate agent: the first call
The first call often decides whether a property owner entrusts the sale to you or phones the next agent. It can be practised.
This page describes training: practising a call with an AI client. DIRI AI does not evaluate employees, and the outcome of a call is not a basis for decisions about people.
The situation: the owner asks why you in particular
The owner has phoned several estate agencies and is comparing. They ask about price, commission and time to sell. More than technical terms, what they notice is whether you understand them.
- The owner opens by asking how much they will get for the flat and how much you charge.
- The owner has already had an agent and was unhappy.
- A buyer wants a viewing today, but you do not have their details.
Typical mistakes
It is easy for an agent to talk more than they ask.
- Promising a price before a viewing and without knowing the property.
- Defending the commission before the owner explains what they expect from the sale.
- A long monologue about the agency instead of questions about the owner's situation.
- No concrete date for a viewing or a meeting at the end of the call.
- Applying false pressure (“I have another buyer”) or hiding terms such as the commission and any exclusivity.
How you practise it in DIRI AI
The AI client plays an owner or a prospective buyer and reacts to what you actually say. Specific details of real properties do not belong in a scenario.
- Write your own scenario: the type of property, the owner's motivation and their biggest worry.
- Set the difficulty and the client type, for example distrustful or comparing offers.
- Practise the first questions, the answer about commission and arranging a meeting.
- In the report after the call you will see quoted moments and one recommended change.
- Repeat the call with an adjusted opening and compare your attempts.
A sample from practice
A flat owner is comparing agents and starts with a question about commission.
- You
- Good afternoon, thank you for calling. Before we get to commission, may I ask why you are selling the flat and by when you would like it sorted?
- AI client
- We are moving to another city for work, so within four months at the latest. But how much do you charge?
- You
- That is a fair question. The commission is always agreed in advance and set out in writing in the contract, and nothing is hidden. I will send you the exact amount and what it covers in writing today, before we meet. How does a viewing this week suit you?
- AI client
- I would rather know right away. But fine, Thursday afternoon could work.
- You
- Thursday afternoon suits me. I will note Thursday at five, and I will send you a message today with what to prepare. Is this a good number?
- AI client
- Yes, this number.
This example is fictional. It is not a transcript of a real call and not a sample of an evaluation output.
Frequently asked questions
Is practice also suitable for an estate agency with several agents?
Yes, each agent can practise on their own and the agency can choose a team pilot. The results are for training, not for evaluating staff.
Can the AI client play both the buyer and the seller?
Yes, you describe the situation in your own scenario. That way you can practise a call with an owner, with a prospective viewer and with an unhappy client.
Does the AI client know current property prices?
No, DIRI AI does not provide price estimates or real estate advice. The training is about how you conduct the call.
Can I practise a call with a buyer from another country?
Yes, training is available in Czech, Slovak, Polish, German and English. Scores for calls outside Czech are marked as preliminary.
Do I need a card to try it?
The Free plan requires e-mail confirmation, not a card. It allows one call a day of up to five minutes.
Practise the first call with an owner
Enter the owner's situation and try answering the commission question out loud. Free plan: one voice call a day, up to 5 minutes.
